Part time; $22.00 to $24.00/hr. DUE. Tuesdays are mandatory. JOB TITLE: This position shall be titled Maintenance/Janitorial Custodian QUALIFICATIONS: This individual shall be a United States citizen and be able to read and speak English. S/he shall be physically able to ascend and descend ladders and perform necessary maintenance tasks while on a ladder. S/he shall have the necessary skills to perform minor plumbing, electrical, painting, cleaning, and other maintenance assignments with minimal supervision. HOURS: This individual shall work 12-16 hours per week, preferably 9:00 a.m. – 1:00 p.m., or 10:00 a.m. – 2:00 p.m. This person shall be at the Estancias complex on Tuesdays, which are mandatory, and at least two (2) other weekdays. DESCRIPTION OF DUTIES: Job responsibilities include, but are not limited to: • Maintain the golf cart in good working condition. • Ride around the front and back of the entire complex each day noting maintenance issues and reporting unusual situations to the Board member in charge of maintenance. In the absence of a Board member, issues should be reported to Advanced Management, Inc. (AMI). • Empty trash containers in the Clubhouse, restrooms, and pool area (daily during peak season). • Clean restrooms (daily during peak season) including toilets, vanities, and mirrors; sweep and mop floors; keep soap and towel dispensers full. • Vacuum Clubhouse thoroughly each week. • Clean (twice weekly) the pool deck furniture, removing all dirt, sunscreen, oil, and make-up. • Check dumpster areas weekly and pick up any loose trash; rotate full recycling bins to the rear. • Flatten cardboard boxes as needed and keep trash bags in the dumpster pushed to the rear. • Open and close trash area doors each Tuesday morning for trash pickup. • Maintain gazebo as needed. • Keep mold and moss off sidewalks, walkways, and buildings with periodic pressure spraying. • Remove mud daubers, bees’ nests, and spider webs from Common Areas. • Remove dead plants in courtyards and around the complex; replace as needed. • Change light bulbs and make minor repairs on all exterior lights. • Paint and repair all exterior light poles, stairways, fences, railings, and moldings in and around Association buildings. • Review maintenance request forms from residents; schedule appropriate work within job description and refer requests outside of job description to the Board and AMI.
