Role overview


The Project Manager provides overall management direction for assigned projects. Their responsibilities include ensuring each project is constructed safely, on schedule, within budget, and of the highest quality possible. The Project Manager and Construction Manager are the primary team members on each project, and each is responsible for the successful completion of each project. 


Responsibilities


  • Develop a budget for each project utilizing the estimate generated by the Estimating Dept as a guideline.
  • Buy-out each project: Know the scope of the work for the entire project. Review the contract documents including the contract, drawings, specifications, and addenda.
  • Buy-out each subcontractor/ subcontract work package and utilize the compnay process. 
  • Define and write the scope of work for each subcontractor and vendor to be hired.
  • Negotiate subcontracts, purchase contracts, and purchase orders with the subcontractors and vendors with assistance from the Director of Operations.
  • Write each subcontract, purchase contract, and purchase order with assistance from the Director of Operations.
  • Maintain a project Buy-out log to ensure within contracted budget.
  • Develop the Master Construction Schedule (MCS) in collaboration with the Subs and Construction Manager.  Update weekly and ensure the Short Interval Schedule, (2 week look forward) prepared by the Construction Manager, is in line with the MCS..
  • Manage the financial aspects of each project including: maintaining a project forecast for each project (due at the end of each month), developing cost proposals in a timely manner for the clients as required due to changes or proposed changes, generating billings for the project, submitting pay applications and invoices monthly, and processing all subcontractor and vendor pay applications and invoices.
  • Attend weekly OAC project meetings. Hold weekly meetings with the subcontractors and Construction Manager, and other meetings as requested or required.
  • Monitor the construction process to ensure the project is constructed on schedule and within budget while maintaining the highest quality possible. Assist the Construction Manager and provide directions to resolve questions and problems.
  • Build/maintain relationship with the Owner. Ensure all issues of concern are resolved expeditiously.
  • Build/maintain relationships with all subcontractors and vendors. Ensure all issues of concern are resolved expeditiously.
  • Mentor Construction Managers around best practices, contract management, and WBCH processes.
  • Assume additional responsibilities as directed by the Director of Operations.
  • Other duties as required.


Knowledge, Skills, and Abilities


Minimum Requirements: 

  • Bachelor of Science in Construction or related degree or 5 plus years of Project Management experience.

Preferred Requirements:

  • Master’s Degree in Construction Engineering preferred or 10 plus  years of Project Management experience 
  • PMP Certification
  • OSHA 30 Certification


Skills

  • Proficiency with Microsoft Office products required, as well as Project Management Software (currently Procore)
  • Ability to read and understand blueprints, structural drawings, and plan sets
  • Strong knowledge of construction materials and processes

Position Type/Expected Hours of Work


This is a full-time exempt position. Typical work days and hours are Monday through Friday 7:00 a.m. to 5:00 p.m. Some weekend work may be required.
