This company operates a 27 story Pet Friendly condo complex with 2 fraternal towers and 290 residential condominiums. Completed in 1981, the complex is a short drive to downtown Honolulu. Most units enjoy mauka/mountain and or city skyline views. Everywhere on the grounds you're accompanied by tropical plants, palm trees and greenery, bringing the riches of this area to you. Even the tennis courts are ringed with palm trees.  The upward slope they sit on above Honolulu makes for views to die for. You can see the Koolau Mountains, the city lighting up the night, the Pacific Ocean's blue might and Sunrise/Sunset vistas, too. From it’s emerald-colored hideaway you can be in Downtown in about 10 minutes or head straight up Pali Highway for a trip to the Windward Side.

 

Description:

 

The maintenance crew is primarily responsible for ensuring the property is kept up according to the standards required by the Board of Directors. At times members of the maintenance crew may be asked to help either/or the grounds crew/landscaping or janitors. Safety is First and Most Important! Always use safety equipment such as gloves, hardhat, mask, goggles, boots, etc. Inform the Manager if additional or replacement safety equipment is needed. Use safety cones and/or caution tape if needed when working in areas where residents and others may have to transit through to alert everyone that work is being done in those areas. Failure to follow safety requirements may lead to termination. An OSHA approved Health & Safety Course may be required.

 

Requirement:

 

Maintenance staff is to ensure the following:

• Maintenance room and the paint shop are organized and clean.

• Tools are returned to the correct location and are accounted for at the end of day.

• Pool rooms are clean.

• Generators and the generator rooms are clean.

• Pool equipment and heat pumps are clean.

• Water heaters and storage tanks on the roof are treated for rust and painted with heat resistant paint.

• Entrance to the buildings are painted.

• Monitor ground lights; replace lights not functioning.

• Check fan rooms in the garage and remove items that are useful and discard unwanted stored items.

 

Daily Job Duties

The following is a detailed list of duties to be addressed daily:

Swimming Pools and Spas

• Brush, scrub, and vacuum.

• Balance the chemicals and keep accurate records of the readings.

• Check and clean the filters as needed, add chemicals as needed.

• Ensure trouble free operation of filters and pumps.

Electrical

• Replace burned-out light bulbs.

• Repair or replace fixtures, electrical outlets, timers, switches, and breakers.

 

Other Job Duties

The following is a detailed list of duties to be monitored and addressed as needed:

Painting Various common areas such as but not limited to:

• Painting and touch-up of the main lobbies, outside entrance to lobbies and basement.

• Painting of hallways (touch-up or full), fire doors, and apartment doors.

• Painting of trash rooms, gym, or any other area not specified already but is a part of the common areas.

• Clean brushes and rollers after use.

• Secure leftover paints. Electrical

• Trouble shooting and repairing problems with continuity and shortages.

• Check timer and breakers, if replacement is needed inform Manager to schedule a licensed electrician.

• Maintain ground lights.

Mechanical

• Repair or replace the arms for the garage gates.

• Check bearings and seals on the pool and spa pumps and other pumps, if repair is needed inform Manager to schedule pool vendor for repair or service.

• Test run emergency generators every 15 days. Check the batteries and oil, add diesel fuel, and change oil filter. Report any problems to Manager immediately.

• Keep trash chute doors and trash chute fire door operational. If needed inform Manager to schedule trash chute vendor for repair.

• Check roof and garage exhaust and supply fans to ensure they are operating. Inform Manager if maintenance or repair is needed so that the mechanical vendor can be scheduled.

• Perform water shutdowns during weekdays and regular business hours. The Manager may call on Maintenance staff to perform emergency water shutdowns if Manager is unable to do so and Maintenance staff are available to assist.

• Check Booster Pumps, Water Heaters and related plumbing to ensure proper operation. Other

• Patching and painting drywall, if a professional is needed inform Manager.

• Maintain doors, door jams, door closers, window handles, door stoppers and hinges.

• Maintain plumbing in common area restrooms, if a licensed plumber is needed inform Manager.

• Check plumbing for pool and spa pumps and valve replacement, if needed inform Manager to schedule pool vendor.

• Maintain plumbing and repair faucets in the common area sinks and kitchen. If a licensed plumber is needed inform Manager.

• Check drainage pipes for leaks, if a licensed plumber is need inform Manager.

• Repair irrigation valves and sprinklers, if needed inform Manager to schedule an irrigation vendor for repair.

• Take care of tools, keep work area clean. Inform Manager if new or replacement tools are needed. • Secure leftover chemicals after use.

• Power wash designated areas throughout the property as identified by the site or resident manager.

 

* The above maintenance tasks are not exhaustive and may be modified at any time by Management.
